Description

Tallebudgera Valley is within the Gold Coast hinterland where you will find lovely big family homes on acreage with abundant rainforests, creeks and wildlife.  Tallebudgera Valley is a border town, with the south western corner of Tallebudgera Valley bordering the NSW town of Numinbah.  Tallebudgera Valley is also neighbours to the suburb of Currumbin Valley and Tallebudgera to the south, Springbrook to the west and Reedy Creek and Burleigh Heads to the North and East.   Tallebudgera is where you go when you want to escape the hustle and bustle and breathe in the fresh rainforest air.

Tallebudgera is an Aboriginal word that is said to mean “good fish” and derived from “talle” meaning “fish” and “budgerie” meaning good according to the historians at Tallebudgera State School.  Being within the Gold Coast hinterland the Tallebudgera Valley is made up of many mountains such as Bally Mountain, Boyds Butte, Little Bally Mountain, Mount Cougal, Mount Cougal (East Peak), Mount Cougal (West Peak), Mount Gannon and Tallebudgera Mountain (Durran).

The local Ingleside State School opened in 1892 as Westbury Provisional School and is a government primary school currently catering to just over 100 students from Prep to Year 6. 

Tallebudgera Valley was settled in the 1890’s to the 1920’s with dairy farms, banana growers along with the school.  Those farms have since been subdivided for rural/ residential living.  Local residents are protective of the rural environment with many participating in landscape conservation schemes with an active natural history association.

Demographics

As of the 2016 Census data Tallebudgera Valley has a population of 1,624 with 84% of the population living in their own home and 13% of the population living in rental accommodation.  As of December, 2022 the median price of a house in Tallebudgera Valley is $2,132,500.  Median rent for a house is around $900 - $1,000 per week, however there is not enough data presently due to a lack of advertised rentals for this to be an accurate assessment.

Tallebudgera Valley residents are employed in industries such as hospitals, cafes and restaurants, supermarket and grocery stores, real estate services and combined primary and secondary education.

Shops, restaurants and entertainment

Tallebudgera Valley has two wonderful cafes; Heritage Hideaway Café and Teavine House, although be sure to check the opening hours and times before visiting. Both are very quaint and are wonderful places to enjoy a Devonshire tea or a high tea whilst out on a Sunday drive.  Locals can also call in and meet with friends while enjoying a cuppa surrounded by nature.

The locals tend to go to the nearby suburbs of Tallebudgera, Burleigh Heads and Elanora for a wider selection of restaurants, cafes, grocery shopping and supermarkets.

Transport

Tallebudgera Valley is not well connected with public transport, with most trips requiring a taxi or uber if you don’t have your own transport.  There is however, a school bus which services Ingleside State Primary School, St Andrews Lutheran College, Marymount College, Tallebudgera State School, Elanora State High School and State School and Palm Beach Currumbin State High School.  Contact Koala Koaches for further details.

Schools

Ingleside State School which is a co-educational Prep to Year 6 Government school is the only school that is located within Tallebudgera Valley. However, there are many great private and Government schools within an easy commute.  St Andrews Lutheran College, Marymount College, Tallebudgera State School, Elanora State School, and Elanora State High School, Currumbin State School and Palm Beach Currumbin State High School and St Augustine’s Parish Primary School based at Currumbin Waters.  There is also Currumbin Community Special School which is designed to be all-accessible for students with disabilities.

There are no kindergartens in Tallebudgera Valley, however, there are numerous kindy’s nearby.  Papilio Early Learning Reedy Creek, Goodstart Early Learning at Tallebudgera, Little Saints Early Education and Care, C&K Community Kindergarten’s at Palm Beach and Elanora.

Parks and outdoor recreation

Tallebudgera has some wonderful parks which are surrounded by nature which include the Lower Golden Valley Park, Robinson Park, Lions Park, Gibson Park, Harley Smith Reserve, Dalton Park and the Tallebudgera Creek Bend Reserve which is by the creek with great bbq and picnic facilities. George Dacca Bramley Park is a great place to exercise your horse with a large sand arena and a good flat grassy area, there’s also an off leash dog area.

Employment prospects

Whilst there are no major employers within Tallebudgera Valley, residents are spoilt for choice with industries to choose from such as Hospitals, cafes, restaurants, supermarket and grocery stores, real estate services, aged care and both primary and secondary education. Whilst the majority of Tallebudgera Valley residents are employed as professionals, clerical and administrative workers, 14.5% of residents over the age of 15 are technician and trade workers.  

Areas that are less desirable

Tallebudgera Valley has experienced flood events in the past.  It’s always best to check the flood maps or seek the advice of a professional.  When flood events do occur they mainly affect the area south of Tallebudgera Creek and closer towards Tallebudgera.

Housing type

Most buildings in Tallebudgera are occupied separate family homes on acreage ranging from 2 bedroom cottages to sprawling large homes, some with separate self-contained granny flats.  Most homes contain 4 bedrooms or more.  There are no flats or apartments in Tallebudgera Valley.  .

How much will it cost to purchase a property?

As of December, 2022 the median house price in Tallebudgera Valley is $2,132,500.

Last month Tallebudgera Valley had 23 properties for sale and 5 properties for rent. Average rent is around $900 - $1,000 for houses offering a rental yield of 2.3%.

Based on five years of sales, Tallebudgera Valley has seen a compound growth rate of 37.6% for houses.

Houses have gradually climbed up to 57 days on the market as of December, 2022 which is a bit higher than what we were seeing 6 months ago.

The rental vacancy rate is currently 0.66% which is extremely low, you will find it very difficult to obtain a rental property at the moment.
